Why us?

The Steel Frame Home Difference

There are several unique advantages when working with Steel Frame Homes that you don’t get with a conventional home, which we provide because we are the designer of the project, not just the steel frame supplier.

Here are 12 reasons why you should contact us to design and supply your custom home.

No style or design limitations

Steel Frame Homes designs homes for people. Be that a family home, factory shed, solar array, a resort in a third world country or village in a remote location, there is no one size fits all solution as the spectrum is far too wide and vast. Each project has site, labour and resource constraints as well as the never-ending wish list.

It is widely misrepresented that a steel frame home looks like a mining donga, container or transportable home, however, nothing could be further from the truth. Each home can look unique and suit the specific design criteria and budget for each client. There is no limitation when choosing to work with Steel Frame Homes.

Energy Efficient living at no extra cost

When you're looking at any building as an energy-efficient home in your region, you have to need to consider the heat loads that the roof, walls and windows are going to take.  If you build a double brick home with a standard roof, then install double glazed windows. When the heat gets into the house, the double glazed windows trap the heat inside.  Likewise, there is no point doing the windows and if you don't, also consider the walls.

Consequently, many houses avoid these considerations entirely, so when the house eventually does heat up, the only alternative is expensive air conditioning bills to cool it down over summer.

Traditional Construction Methods

High energy-efficient homes can be unlivable.

This includes high windows, north-facing, all-glass, rooms not big enough to live in, expensive building materials, compromised design of ceiling heights.

With Steel Frame Homes

The roof, walls and windows materials recommended providing a passive energy-efficient solution to the harsh climate.

When the materials work passively to provide an efficient living space, you can be as creative in the design process as needed to provide you with the home that suits your lifestyle.

Double glazed windows, thermal roof covering, insulation are standard inclusions.

Talk directly with the building designer.

It is often difficult for a new home builder to know what is important, what pitfalls to avoid, and the right questions to ask.  Engaging directly with the designer in your building project results in you getting more house built to higher livability standard for your money.

Typical Home Builder Experience

Standard generic building designs are supplied to how a generic you are supposed to live.

With Steel Frame Homes

Custom designed to your needs.

High-quality documentation that considers how the designs are going to work in practice, not just on paper or a computer screen

Low / Zero Waste Construction Methods

It’s all about your design and ensuring it is cost-efficient to build.

Typical Experience

  • You decide on a Steel Frame Home.

  • Building company designed your steel frame home.

  • Draftsman generally does not consider the specific application of the materials and how they're offset, as those problems are for the builder to work out.

  • Designs are taken to a steel frame manufacturer.

  • The steel frame manufacturer makes the frame to the size of the plan.

  • The builder starts to construct a home, but because the of requirements to cut materials to size, there is a minimum of 15% waste on materials, plus time plus all the other incremental costs that go along with it.

  • You pay for all the materials (even those that are wasted) plus the costs for disposal.

With Steel Frame Homes

  • Building the house is thought about at the point of the design.

  • High-quality documentation and working out how to build the design is given utmost focus.

  • Designs are optimised to minimise wasted building materials.  What the house looks like and how do materials work together to fulfil your requirements are considered, and everything set out, window sizes customised to work with custom panel size.

  • This results in virtually zero wastage which is another environmental benefit and cost-saving to you.

  • Our design process considers the building site because that's where many cost savings can be made.

Pre-assembling the home at our manufacturer's location

All care and precautions are taken to ensure that human error is minimised during manufacturing.  Pre-assembling your home at our manufacturer's location is carried out to guarantee that the home or structure's engineering components all work together as designed. Quite simply, if it wrong at the manufacturing end, then it's wrong on-site.

Quieter house (minimised acoustic transfer) with a concrete slab to the second storey

There is nothing worse than living in a noisy house where you hear even the slightest movement from your family members.  Take the pitter-patter of feet of someone walking upstairs reverberating to the lower floor.

These problems occur if you have a house constructed out of materials with a solid density.  Different densities of material are supplied to reduce unwanted sound within the building, such as concrete.

Local West Australian Builder

Local (Western Australian) steel frame home builders cannot pour a concrete slab on a light steel frame.

With Steel Frame Homes

Steel Frame Homes are the only supplier that can pour a concrete slab to the second storey on steel frame construction in WA.

Steel in situ formwork is used to aid the slab's structural strength, and help reduce the concrete required, speed up the construction process on-site.

Third storey slabs can be engineered if required.

Cyclone N6, C4 Cyclone rate-able construction without additional cost

All our steel frame construction detailing is design to meet AS cyclone ratings, and our double glazed window solutions have all been tested to meet N6, C4 region ratings. This allows us to supply a double glazed window into the harshest region in Australia.

BAL FZ (FZ BAL) fire ratings

BAL FZ fire ratings are the most extreme fire requirements in Australia and result in expensive construction costs.  We achieve this rating through the material selection that we recommend. Furthermore, accompanied by our double glazed window solution, you can avoid huge additional costs of roller shutters required for compliance in bushfire-prone regions.

Seismic ratings available to suit the specific region

Our international engineers use both Australian Standards and Japanese Standards in the engineering process and can provide a site-specific solution.  All of our locally supplied homes are certified by our local engineer.

Buying power

We purchase from international manufactures and can supply materials for your project at extremely competitive prices.

International buyers

Imagine if you could save 30% on the cost of the materials for your project? The bigger the project, the greater the savings.  If you are an international client with access to $USD, you can save the conversion rate from AUD to USD at the time of purchase, which can amount to an immediate huge 30+% savings on the materials cost. Local manufactures cannot provide this type of advantage when supplying the materials.
